Storage Lot Parking

For the winter of 2021/2022, Bush Order Provisions Ltd. is renting out storage lot parking spaces in one area of the property not yet cultivated for growing food. The property is located on Enterprise Drive on the Southwest side of Kam Lake.

All parking spots are side-by-side along the Northwest property line on a flat, level gravelled area. The property itself is not gated, as the Bush Order Bakery will operate daily throughout the winter.

Rental Inquiry Form

1. RENT: Payable in advance for the agreed premises. Annual/Bulk rent amount shall also be paid in advance. LESSOR may adjust the monthly rent with NINETY (90) day written notice to the LESSEE.

2. LATE CHARGES: A late charge of $10.00 will be added to any monthly rental payment that is more than seven (7) days past due. Late fees may be charged for each month for which the payment is delinquent. Failure to pay monthly or annual/bulk rental payment on or before the due date shall be deemed a default by the LESSEE under the terms of this agreement.

3. A charge of twenty five dollars ($25.00) will be made in the event of any returned (NSF) check.

4. This agreement shall renew automatically and continue in full force and effect from month to month upon the payment of aforesaid rental amount subject to termination on five (5) written notice by either party.

5. If LESSEE fails to make full payment within ninety (90) days from the time such payment is due, LESSOR shall be entitle to confiscate storage item(s) in said space in settlement of monies owed as rent.

6. All personal property stored on the premises by LESSEE shall be at the LESSEE’S sole risk. LESSOR and LESSOR’S agents and employees shall not be liable to LESSEE for any damage to, or loss of, any personal property while at the premises arising from any cause whatsoever including, but not limited to, burglary, fire, water damage, mysterious disappearance, rodents, acts of God, or the active or passive acts of omission or negligence of LESSOR or LESSOR’S agents, LESSEE expressly waives and releases LESSOR from any such claims. LESSOR and LESSOR’S agents and employees shall not be liable to LESSEE for injury or death as a result of LESSEE’S use of the storage space or premises, even if such injury is caused by the active or passive acts, omissions or negligence of LESSOR, LESSOR’S agents, or employees. LESSEE will indemnify, hold harmless, and defend LESSOR and LESSOR’S agents and employees from all claims, demands, actions or causes of action (including attorney’ fees and all costs) that are brought by other arising out of LESSEE’S use of the premises.

7. LESSOR has made an effort to clean, clear and secure said premises from theft or damage to the stored property but it shall be the responsibility of the LESSEE to insure, at his or her expenses, the property stored on the premises against said losses.

8. LESSEE shall in no event store any materials on the premises classified as explosive, hazardous or toxic under any local, territorial, or federal law or regulation. Nor will the LESSEE store any object or objects that is leaking any contaminants, such as vehicle fluids of any kind. LEESEE will be responsible for any contaminant leak clean up. LESSEE will keep said premises free from any rubbish, obstacles, and nuisances. LESSEE shall not use the premises for any unlawful purpose, conduct any type of business from, preform any mechanical work, or live in said storage space. LESSEE will be held responsible for any expense of clean up caused after the termination of this agreement. LESSEE shall not be entitled to assign this contract of sublease any potion of said storage space.

9. LESSEE will provide 48 hours’ notice if they wish to remove said unit to ensure obstacles, if any, are removed.

10. LESSOR will have the right, in the event of an emergency, for maintenance purposes, or for inspections by governmental authorities, to enter or move the premise using whatever reasonable force necessary.

11. This rental agreement shall be governed by, and construed in accordance with, the laws of the Northwest Territories. All parties to this Agreement warrant and represent that they have the power and authority to enter into this Agreement in the names, titles and capacities herein stated.
